Land Valuation Report Can You Go Over One Mile For Land Appraisals/Valuations?

Can you go over one mile for Land Appraisals/Valuations? - land valuation report

I am a real estate expert, and my assessment of land, first I just want to know, is more typical for a mile to go. I think it is, but I never see any of my books of the estate.

It is not unusual. If no worthy compositions in the vicinity, there are usually some of the comments, where you can make the release date / remark:

"In the absence of comparable properties in the neighborhood, it was necessary to extend a similar provision to 1 3 miles Radio"

A (+/-) or setting can not be done in the distance. 1.3 miles do not think that much of the adjustment at least banjos (a difference between night and day in the quarter, the duel by in the background? Lol), the availability of utilities, CC & R, Access, etc.

If this is all what you have, then you should .... if comparable.

Lenders, as you keep them in a mile, but if not because you have 2 miles or more, and perhaps even 10 miles in rural areas. You need very good in the report: sales of more than a mile away were explained by a lack of market activity in the area of the object used in sequence, is absent from the comparable sales questions and support site size and turnover of rural development through one miles away have been used to determine the population density is low. Hope this helps ..
